hospitals and nursing homes. ey have the latest building codes and provide oversight to the construction company to make sure the hospital or skilled nursing home is the safest structure pos- sible.
Because this over- sight is rife with regu- lations and a multitude of inspections, the cost to build can be very expensive. Sierra View Homes’ little room ex- tension cost more than $600 per square foot.
Why so expensive? First, the owner must
nd an architect who knows about OSHPD codes and regula- tions. ese architects must be familiar with the special codes and regulations, which con- struction companies
do not have to deal with on a regular job. Hospitals and Nurs- ing homes are held to a higher standard for the structure and therefore have many more speci- cations to follow.
Once the architect has completed the plans, they have to be approved by the OSH- PD o ce in Sacra- mento. When the plans are approved, it is time to have a construc- tion company ready to build.
It is extremely im- portant to have a con- struction company who understands the OSH- PD building codes and regulations. Not know- ing what is expected
or required can cost both the owner and the construction company time and materials. If the company does not follow the construction
plan that was approved to the letter and build to the codes, it must redo the section to meet the OSHPD code.
ere is no exibil- ity as to condition or something unforeseen, change orders are a constant. We witnessed this as subcontractors had to redo various sections of the OSH- PD room Sierra View Homes is building. It is amazing how this adds time and costs to the project and can be the source of great frustra- tion. Many organiza- tions forgo any renova- tions or improvement to their building due
to OSHPD’s needless add-on costs.
In 2018, Sierra View Homes decided to build a room and at- tach it to the existing Kings Canyon Dining Room. is will give more space for special functions and it can serve as a gathering place in the middle of the campus.
As we planned this addition, it became ap-
parent this room would have to be built with the OSHPD codes and regulations. It took a while to nd an archi- tect that was willing
to take on this project. At the time, there was a lot of building hap- pening in California, so it was di cult to nd a company who would take on such a small project. Once we had sent the plans to Sacramento, we waited for nearly a year for the approval to start.
In the fall of 2019, the building project began in earnest. e OSHPD oversight kept us in line. It is amazing what has gone into building that one room! We have re resistant windows, the rst in Reedley. ere are two air condition- ing and heating units on the roof: one is there in case the other one fails at some point. e room is sheet- rocked twice! e list goes on and on.
