We have completed a roof inspection at 1015 Bronte St S, Milton On. There are (2) different types of
roof systems, one is a 4-Ply B.U.R and the second is a mechanically fastened TPO system. Overall, the
roof areas are fair condition, with approximately 3-5 years of life expectancy remaining. Some minor
repairs and roof maintenance will help prolong the roof’s life expectancy. There are multiple areas on
the 4-ply roof where the asphalt is starting to come through the plies showing signs of aging. There are
(4) redundant penetrations that should be removed and have the roof built back up again, as these
redundant penetrations are currently not watertight. There are multiple cones that are missing the
storm collars. Pitch pockets and other various penetrations which require caulking, there is a satellite
stand on the roof weighed down by concrete blocks without any protection underneath them. All drains
should also be cleared out to allow proper water flow and drainage. The TPO roof also requires some
minor repairs and preventative maintenance to help prolong the roof system. There are a few pieces of
metal that have blown off causing damage to the TPO membrane which should be immediately repaired
and the metal re-fastened. There are a few areas on the field with minor punctures and slits that need a
permanent repair. There are also many areas with debris and vegetation on the roof, along with some
house keeping items will help prolong the roofs life expectancy.
