OBSERVATIONS AND RECOMMENDATIONS
Exterior Building Condition
• The foundation, building envelope, cladding, and roof are generally in good repair. Perform preventative maintenance, life cycle replacement, and repairs as necessary.
Interior Building Condition
• The interior condition of the school is excellent owing to the recently completed modernization. Significant repairs and life cycle replacements are not anticipated. Perform preventative maintenance as necessary.
Building Services Condition
• Most of the building services were updated during the modernization and are in good condition to meet the present requirements of the school. Perform preventative maintenance, life cycle replacement, and repairs as necessary.
• Several air handling systems in the school will require upgrading or replacement within ten years. Refer to Appendix B for scope of replacements.
Recommendation: Replace or upgrade the air handling units when necessary (life cycle replacement and operating efficiency upgrade; high-moderate priority) 6.1
School Site
• The school site is in good condition and site issues such as drainage and new paving have been addressed recently.
• The school has had a number of additions
already and there are limited locations to add modular classrooms while maintaining an appropriate level of connectivity with the school, should the need arise. Recommendation: If the need for modular classrooms arises, study possible locations for them (Study; low priority)
Programmatic and Functional Assessment
• The school is able to accommodate the current and projected enrollments with ease, and there are no concerns relating to building circulation, accessibility, and code compliance.
• Currently, the school is using all their available instructional space. If enrollment increases significantly, it may become necessary to split grades or add modular classrooms.
• The school is well equipped to provide quality learning experiences and features
an adequate variety of rated capacities such as CTS spaces, gymnasiums and learning commons. As part of the modernization, CTS spaces were upgraded.
• Compared to the Education Design Standards outlined in the School Capital Manual, the school has less than the desired instructional area for new school buildings. However, this is not expected to impact the ability of the school to handle the anticipated demands for enrollment and programming.
