The guide purchase price for ‘This Site’ is directly correlated to the potential residual value to Monkey Puzzle Holdings Ltd, The
intrinsic value that could be achieved from the development and subsequent sale of 14 apartments using the plans herein and
therefore with the aforementioned in mind offers must reflect an inbuilt ‘incentive’ for Monkey Puzzle Holdings Ltd not to
develop ‘The Site’, in favour of the disposal of ‘The Site,’ as a single transaction.
In Summary: The gross GDV for the development is circa £7.15million, build costs Circa £2.4Million utilising between 70%‐
80% of the existing building structure, this equates to a Gross Total Pre‐tax profit circa £4.75Million at today’s rising
market prices.
In order to realise the value of ‘The Site’ and consciously factoring the benefits of the proposition ‘single‐transaction’, we
would respectfully ask that the offers to be directly correlated to the post development valuation and associated potential
gross profits, with a view to promoting the incentivised single transaction option disposal, therein negating the need to develop
'The Site', eliminating the protracted build, marketing and sales phases of the development of 'The Site' and further removing
any inherent risks with all of the above in mind we would welcome any offers for the freehold sale price of £3.6Million O.V.N.O
(Zero Vat Rated) any offers at the full asking price would see 'The-Site' taken off the market, subject to the standard form
deposit and exchange of contracts.
