Design Builder Pre-qualification:
Selection of a design build contractor should be based on some basic criteria. Due to the
widespread use and increase in the design build method, many construction firms are on a learning
curve. Although not any one of the following items would be the basis for deciding on a design
builder, but rather an overall assessment of the pre-qualification process.
Design Build experience in scope and years
Capability for the size and type of project in question
CV information for Principles and key staff
Financials and credit history
Design team members
Project references
Professional references
Trade references
Current workload
Track record on maintaining budget and schedule
Completed projects list with name, type, year and dollar volume
Design Builders that have submitted a company brochure and/or portfolio with a tender or
proposal understand the importance and need for an owner to have this information. It is
important to check out first hand all references, or, third party recommendations and criticisms of
any design builder being considered.
Most first-time design builders will place greater responsibility on their retained design
professionals. The owner will want to ensure that the design builder is responsible for the overall
project including design and construction. Any division of overall responsibility should be strictly
between the builder and his design professionals and not a contractual concern for the project
owner. The design builder must ensure all design professionals have the required errors and
omissions coverage, with acceptable limits and conditions.
