Fire Alarm System


                     An open protocol, conventional fire alarm system with adequate zones is to be
                       installed to meet the design requirements of BS5839-1: 2017 Type L3.
                     Design elements of this system should satisfy the requirements of the Equality Act

                       2010.
                     Type L3 requires automatic optical smoke detectors to be fitted in all escape routes

                       and any room >1m  which open onto escape routes. (Staff toilets and cold stores are

                       an exception to this requirement)
                     Automatic optical smoke detectors with remote indicators are to be installed and

                       located in any ceiling void >800mm in height.
                     Manual call points must be located at each exit to fresh air, storey exits from 1 zone

                       to another, at the point where upper or lower floors discharge to a staircase and be
                       positioned 1.2m (To centre) from finished floor level, and fitted complete with
                       protective covers.

                     Flashing beacons shall be used throughout, to provide a visual warning in alarm
                       conditions for those with hearing impairments. Particularly in areas where members

                       of the public may be in attendance and also disabled toilets.
                     The fire alarm sounders should be consistent throughout i.e. all bells or all electronic
                       sounders and achieve a volume of 65dB or 5dB above ambient background noise.

                     The entire system must be wired in 60 minute fire rated cable secured with metal
                       clips or supported on suitable cable trays.

                     The system must be supported with battery back-up which will be capable of running
                       the system for 24 hours following full power failure and be suitable of ringing the
                       sounders for a minimum period of 30 minutes.

                     The system must be remotely monitored for activation particularly if there is adjoining
                       accommodation above or adjacent to the building.

                     All organisations who design, install, test or commission this system must be a BAFE
                       registered organisation and certified to SP203-1.
