Thank you for contacting me in regards to the marketing of your home. I have enclosed a few of my marketing tools, client
testimonials, and quality service awards that I have received from my current and prior corporate offices. Also, clicking the
detailed comp button lets you view photos and detailed descriptions of comparable homes. As far as the pricing on the prop-
erty, homes that are similar in size and year built are selling from the high $800,00 to mid $950,000, so I would estimate that
you should be able to sell your home AS-IS for somewhere between $950,000 to $985,000 with your location and great
view. You would need to do some yard cleanup, drain, and fill up the pool again.
The current active inventory within 2.5 miles of your location is under 60 homes for sale; only seven are listed under $1.5 mil-
lion. Also, only 58 are in escrow, with 13 under $1,000,000. As long as you price your property correctly and lower the price
when necessary, you should not sit on the market for more than 30-45 days; however, the market is changing daily, and keep-
ing up with price reductions is VERY important if you start high on the price.
As you know, the pricing of your home is the key to selling it. Also, the marketing of your home is essential. To get your
home sold fast for top dollar, you need an agent, such as myself, who can expose your home in all types of media and to the
other brokers in our area and outside areas. Without an aggressive marketing campaign and pricing your home right, your
home will sit on the market. In changing times, old marketing ideas do not work! Buyers today are more educated and in-
formed as to what homes are worth. Most buyers are utilizing the internet to locate their home of choice. The more exposure a
property receives (especially on the internet), the greater the chance of an offer coming in on your home on time. My market-
ing has all been geared to the “You Name It-I’ve Tried It” theory. I know which forms of advertising work and which do not.
That is one of the reasons I successfully close on average of 25 to 35 homes each year.
