Marketing Your Home
All of the hard work to make your home shine isn’t going to mean much if noone actually sees it. This is why having an effective marketing plan is still one of the most important things we do. The first thing any potential buyer is going to see is the primary photo attached to the listing when it gets listed in the
Multiple Listing Service. This is why we use beautiful “twilight” photos as our main photo, as they help the listing stand out from the others (see cover). Next, potential buyers are going to want to see photos of the inside of the home. We use professional photography with advanced techniques and software to make your home look its best. We could stop there, as many other companies do, but we take pride in going above and beyond. In addition to professional photos and “twilight” shots, we use high end drone photography to capture aerial views of your property, allowing buyers to better visualize the land. We also record and produce high quality video walkthroughs and 360 virtual tours. Once we’ve created our suite of marketing materials, we post them to a custom property website that allows potential buyers to text an access code to view the details of your home directly on their smart device for a quick and easy way to access the listing information on your home. This also allows us to track who is viewing your listing so we can follow up with them as necessary. Beyond that, we also include your listing as a sponsored listing on both our printed and digital versions of monthly market newsletter, which reaches thousands of people every month.
One important thing to know about listing your home with an agent is that once it gets added to the Multiple Listing Service (or just MLS), the listing information is automatically syndicated across several popular home listing websites like Zillow, Realtor.com, and Trulia. To take things one step further, we also run sponsored ads on social media using links to the property website or the video walkthrough as a way to reach more people. This way we’re also able to catch the attention of friends and families of potential buyers, buyers that may be from out of town and not currently searching in the area, etc. With all of these strategies and techniques, we’re able to put our best foot forward with as many people as possible.
"Twilight" Photos
Twilight photos are photos taken during the twilight hours, usually in the evening just after sunset. At this time of day, the outside brightness matches the brightness from inside the home, giving a very pleasing, warm, and inviting look to the image.
