Holdover
150% of the monthly Rent payable during the last month of the Term, and Tenant shall pay to Landlord
on demand all damages sustained by Landlord as a result.
Renewal Option
Two 5 year renewal options with no less than 6 months (August 31, 2020) prior written notice to Landlord.
The Base Rent shall be based on the then current prevailing market rental rates for new tenants of
properties of equivalent quality, size, utility and location, with the Renewal Term and credit standing of
Tenant taken into account.
Sublease/Assignment
Tenant shall have the right to sublease or assign any or all of the Leased Premises, and must give
Landlord 45 days notice. Tenant shall pay Landlord a non-refundable fee of $500 to defer Landlord’s
administrative costs associated.

Landlord Lien
Tenant grants Landlord a lien upon all property of Tenant now or subsequently located upon the Leased
Premises and all proceeds therefrom and Tenant agrees to not remove such Personal Property from the
Leased Premises and all proceeds therefrom and Tenant agrees to not remove such Personal Property
from the Leased Premises except in the ordinary course of business.
If Tenant is in default, Landlord may, in addition to other remedies provided herein, enter the Premises
by changing locks if necessary, and take possession of all or any part of the Personal Property without
liability for trespass or conversation, and may sell all or any part of the Personal Property at a public or
private sell.
Security Deposit
