Speed Up the Closing

How To Speed Up The Closing of Your Next Escrow

To help speed up the closing of an escrow, the following things, which are necessary to the escrow,

should be furnished at the outset:

             • Tell your REALTOR and escrow officer if you will be unable to come to our office at closing; we will make special arrangements
                              ®
               to accommodate your needs.

             • Check with your lender and your REALTOR at least two weeks prior to scheduled close to finalize lender requirements and
                                                   ®
verify that the loan package has been ordered.
             • Have proper closing funds ready per your escrow officer’s instructions. If your funds will come from out of state, please let your
escrow officer know at least two weeks before closing. If closing while outside the US wired funds are the only acceptable form
of funds for escrow. If using a US bank you can choose between a cashier’s check drawn on your US bank, or funds can be
wired. Call your escrow officer the week prior to scheduled closing to set your closing appointment; closing usually takes less
               than an hour.

             • Be sure to let your employer know; at this time you need to ask your escrow officer about the funds you need to bring to close
and what form they should be in for your escrow.

             • If you are unsure about closing procedures, ask questions. An explanation is just a phone call away; Be prepared for last
               minute lender requirements.

             • Whether signing while out of the country, or signing while present in Nevada, provide two forms of valid, photo identification
at signing. These can be a Driver’s License or equivalent, Passport, Military ID Card, or check with your escrow officer in
advance regarding any alternate form of identification you intend to use.

       After Your Escrow is Open

             • When calling your escrow officer, have your escrow number and buyer and/or seller’s names.
             • Keep your escrow officer informed on any matters that may affect your closing.
             • Take care of the termite report if you are the listing salesperson.
             • Take care of the insurance policy with the buyers if you are the selling salesperson.
