SITE WORKS AND - Engineered designed ‘M Class’ concrete slab (site specific). Excludes
CONNECTIONS excavation of rock and excess spoil removal (Brownhill Homes Design Only).
- Site costs and connections based on land size up to 600m2.
- Balance cut and fill, maximum 6m setback to house, and 300mm fall over
building area.
- Stormwater and sewer connection within allotment (up to 600m2 land size)
and to a maximum sewer depth of 1.5m.
- Underground power, gas (if available), and water lead-ins from existing meter.
Excludes any consumer account opening, fees application fees and usage
charges.
- Physical barrier Part A PVC slab penetrations. Part B termite treatment to
perimeter of concrete slab.

- Temporary Fencing for the full duration of build (up to 20m in length).
- Crushed rock to driveway as required.

INTERNAL - 2550mm nominal finished level ceilings to single storey homes and ground
FEATURES floor of double storey homes. 2400mm nominal ceilings to first floor (design
specific).
- 75mm cove cornice throughout.
- 10mm plasterboard to walls and ceiling.
- 67mm x 18mm nominal MDF skirtings and architraves.
- Staircase: Closed pine painted stringer, carpeted treads and risers and
painted pine handrail. Choice of either black or grey balustrading or plaster
1000H nominal height wall with added 110mm wide x 19mm MDF painted top.

FRAMING - 90mm MGP10 timber framing, including engineer posi strut floor
designed system.
