Dear Michael, Hank, and Andrew:
Thank you very much for the opportunity to propose on the Single Tenant Laboratory & Office Building project
at Building 709 project at Chestnut Run Innovation & Science Park (CRISP). Bernardon is excited about this
opportunity to work together with MRA Development Services, Inc. to deliver the core and shell design of this
building as part of the effort to create a new, state-of-the-industry, single tenant laboratory and office facility for a
new biopharmaceutical company.
After a recent tour of the campus, we at Bernardon believe we have an excellent understanding of the goals of MRA
Development Services, Inc., and the needs for CRISP and, specifically, for this assignment. Building 709 is adjacent
to the site’s pond and it sits next to the amenity building on the main mall. This is the first building on the CRISP
campus to undergo renovations, which include taking the building down to its steel. We will strive to embody MRA
Development Services, Inc.’s DREAM for this new and innovative development endeavor.
Bernardon has significant experience reviving aging structures into bold, beautiful office buildings. We are confident
in our ability to renovate this building into an innovative and beautiful office and laboratory building for a single-
tenant biopharmaceutical company. We also understand that, as this is the first building on campus to undergo
these renovations, MRA Development Services, Inc. will want to feature this building to attract future Life Science
prospects and tenants to CRISP and to set the tone for the design of future buildings.
Building 709 requires the renovation of an existing approximately 81,000 square foot, two-story office and laboratory
building into a “Class A” office and laboratory building. The upcoming DESIGN effort will include a new building
envelope, as well as interior improvements including ADA complaint ingress and egress, ADA compliant restrooms,
as well as new electrical services, plumbing systems, and a Code compliant elevator. Site improvements will include
ADA compliant access to the building, parking fields and campus amenities.
