Dear Mike,
Thank you very much for the opportunity to propose on the Campus Concept Master Plan for the Chestnut Run
Innovation & Science Park project. We are excited about the opportunity to team with MRA Group, and to deliver
a Campus Concept Master Plan that will help you position this property into a premier suburban innovation park.
We understand from our tour with you that the existing property feels like an industrial office park, and MRA Group
envisions a more campus-like setting to attract Life Science Tenants to the park [DREAM]. You would like to create
a sense of arrival while utilizing the best use of the mall in the middle of the campus. Since many of the buildings
are older, your initial sense is “take each building down to the steel” in order to create buildings with new facades
and more windows. In addition, you would like our team to consider the buildings from every angle, to look at a
way to incorporate an “interconnectedness” and to consider parking for both visitors and employees. This 164-acre
property also provides the potential to add a 335,000 SF building, and you are looking for insights as to where that
building would best be located on the campus to attract a world-class tenant.
At its foundation, a master plan will set a vision for the physical development of the campus [DESIGN]. In addition,
this plan will help you build upon the basic site plan ideas and general goals that will identify the highest and best
use of the existing buildings; plan for future new building development; lay out the optimal site MEP infrastructure
plan; optimize the existing green spaces, parking fields, and roads; and will identify ways to create a destination for
tenants and the community.
Bernardon feels that we are well positioned to help MRA Group with this project. Our team of designers and
engineers bring to this project experience with master plans. With an office in Wilmington, Delaware we also bring
local knowledge of the site, and we have selected team members who have prior knowledge with the campus and the
buildings which occupy it. With the cost of materials changing daily, we have also included Bancroft Construction
Company of Wilmington to provide cost estimating, constructability, and scheduling consulting services. We feel
that we have assembled the right team who will help MRA Group create a best-in class innovation and science
research campus in the greater Suburban Philadelphia/ Northern Delaware market [SUCCEED]. We look forward to
