            Dependent upon the timing of when the rental is to come available, the current market would dictate
            a price point similar to that of the last rent the unit received (i.e. $3,995). As a penthouse unit it can
            fetch a premium, especially in this neighborhood. However, we must exhibit caution in “pandemic
            pricing.”

            The unit was purchased in 2017 at $995,000. The current market is not strong for the sale of similar
            properties. Within this specific segment of the market (sub $1mm), we are seeing price cuts across
            the borough. We would not recommend considering a sale at this time.
