                                           SPRING OPENING

                                               SPRING OPENING INFORMATION
                                   WE DRAW YOUR ATTENTION TO ARTICLE VIII, SECTION 10 OF
                                    THE CONDOMINIUM BY-LAWS WHICH STATE AS FOLLOWS:



             Because the Homes are designed for seasonal use, the Board of Managers shall arrange for the water supply to be
             shut and all plumbing lines and mechanical devices containing water to be drained (winterized) on or about
             October 28th of each year. This process shall be reversed on or about April 25th in each succeeding year. In the
             interim period the Homeowners may use their Homes, subject to the restric ons resul ng from winterizing.
             During the interim period a Homeowner will be solely responsible for arranging and paying for such services as he
             may require since no service will be provided by the Condominium.

             THIS YEAR WE HAVE HIRED R. ESSAY PLUMBING & HEATING COMPANY, (631) 283-2001, TO START RE-OPENING
             THE UNITS ON MONDAY, APRIL 25, AND WILL WORK ON CONSECUTIVE DAYS IN HOPES TO FINISH FOR THE
             OPENING ON THURSDAY, APRIL 29.

             IIt is impera ve that we have access to your unit on each day they will be working The Plumber is not able to work
             inside the Unit without sufficient light, so you should have your electric service on. However, when you turn off
             your electric, be certain the breaker for the hot water remains  "OFF". That breaker should not  be placed in the
             "ON" posi on un l there is water in the heater (a er the plumber has completed his work). If electricity is not on
             in your Unit for any reason, you will be fined $100.00.in accordance with our By-Laws.

             Since specific appointments cannot be made, you must arrange to have someone present to permit entry un l
             the work is completed However, if no one is present to let  the plumber in, he will enter with the master key,

             without liability on our or his part. If you do not wish this method of entry you must advise Derek Davis by email or
             cer fied mail no later  than April 14th. If you have changed the lock cylinder or added another lock,  you must
             forward the proper keys to Derek Davis so that they are received no later than April 14th and arrange with him to
             permit entry - at your own expense.

             If the Plumber is not permi ed entry or does not have the keys, he will do restora on of the water system as he is
             able to do from the outside and will leave  the main water valve under the unit in the "CLOSED" posi on, at your
             sole risk. You shall be solely responsible for arranging and paying for the remainder of the necessary work. You will
             be liable  for any loss  or damage to your property, the Condominium, and of others which results from your delay
             or failure to do such work.

             We suggest that you visit your unit immediately a er restora on of the water supply system and inform us by
             email ( highdunecondo@gmail.com ) by May 15th, if you note any deficiencies. It is up to you to leave   the
             electrical system as you desire However, in order to reduce the possibility of freeze-ups a er the water has been

             turned on; we suggest that you leave the thermostat in a posi on to provide appropriate heat.
