 SHORE COMMERCIAL PARK - CARRICKFERGUS INDUSTRIAL/WAREHOUSE ESTATE
This is a substantial Industrial/ Warehouse Estate comprising c.750,000 sq. ft. of floorspace with 10 tenants and 97% occupied.
The total site area extends to c.90 acres and main tenants include Local Government, Co-op and Yodel.
A demolition program is nearly complete which included clearing the old Power Station site and progressing the Masterplan redevelopment including land remediation.
Planning permission has been obtained to reconfigure and redevelop c.30 acres of the site (currently undeveloped) for an assisted living scheme to include a village centre,
medical, retail, crèche, nursing home, well-being spa and a mix of 321 residential units.
Plans are in place to create additional retail at the front of the site consisting of a larger modern Lidl store and a new Home Bargains store to compliment the newly
opened M&S Simply Food Store.
Current rent is £2.24 million (net £1.93 million). With an ERV of £2.5 million following re-gearing of leases and re-letting of vacancies for the retained warehouse space.
