THE PROVENANCE…

This pre-World War I (circa 1913), apartment building remains one of the more elegantly conceived
residences in the city. An 11-story red brick and white-glazed terra-cotta building, it features distinctive
classical details and a central row of bay windows.

The main building was erected by architect Benjamin Marshall four years before he added the Annex just to
the west. Most main building apartments are one to a floor and the Annex features homelike duplex
apartments. There were 13 apartments (there are now 11) revealing Marshall’s careful planning and
sensitivity to his wealthy clients. “Every modern convenience obtainable in present day life is included…”.
199 East Lake Shore was converted to a cooperative in 1995.

     HISTORICALLY SIGNIFICANT EXTERIOR…

The timelessness of Benjamin Marshall will live on for decades to come. Ideally situated in the middle of
the block, the columned rotunda, the handsome bronzed entry, the symmetrical architectural detail and the
stunning landscaped front gardens combine to create an intimate yet grand feeling.

The building consists of duplexes and simplexes, the east simplexes and west duplexes both have spacious
open floor plans spanning the entire length of the building.

     THE VISION…

The Owners’ upscale lifestyle and refined sense of style and taste inspired the vision that is clearly evident in
this incredible Penthouse residence, originally designed by renowned architect Marvin Herman. The Owners
appreciate the careful attention to detail, including a private in residence elevator leading to the Rooftop
Terrace. They truly desired a homelike, inviting, yet sophisticated atmosphere in which to welcome their
family and friends and entertain both casually or formally, which they often do. Their wish for outstanding
views, ample outdoor living space and plenty of room was more than realized. They made a full
commitment to comfortable luxury, resulting in the most beautiful home in the city!

199 East Lake Shore Drive is home to many high profile, busy Chicagoans who desire a private, low key,
intimate, prestigious, service-oriented building to which they can retreat, relax and entertain while
     maintaining privacy.
