The Club at WestPark
September was a busy month. We were able to get bark down in the Common Community Association
Area and in the south side lawns. The good news is the work performed by
Applied Landscape Materials was under budget and the invoices came in far 3240 Kennerleigh Parkway,
less than the signed proposals. We aim to complete the north side of the Roseville, CA 95747

The 2024 draft budget was presented to the Board in our open session meeting
on October 25, 2023. The members present in the audience and via Zoom saw The Retreat Facility Hours
Dick Tipton, the same presentation as the Board. While not having a vote on the budget, Monday - Friday
Board President members were given a voice in the comment period held before the Board 8:00 a.m. - 9:00 p.m.

The September financials were available for Board review and an income loss
of ($37,442.44) was explained by a payment to Applied Landscape Materials FirstService Residential
for the common area bark project. Despite that loss, the association had Customer Care Center
$295,005.20 in the Operating Fund. Assessments are collected on the first (800) 428-5588
month of the quarter and dispensed monthly thereafter. Having almost Resident Portal
$300,000 in cash at the end of the quarter is considerable. Even better news is https://theclubatwestpark.connectresident.com/
the balance in the Reserve Fund of $648,314.96. An unintended benefit of
inflation and the interest rates is the interest we’ve collected on our Operation
and Reserve funds. Through September of this year we’ve collected over Board of Directors
$10,600.00, an income stream we haven’t had before. Dick Tipton, President

Beginning January 1, 2024, assessments will increase by $20.00 per month. Linda Mohr, Secretary

Compliance, financial reporting, and quarterly assessments are managed by FirstService Residential. FirstService Home Specific Emergencies
staff are engaged by and work at the will of the Board of Directors. The Board is responsible for their (800) 762-5858
