Community Maintenance – The landscape team continues to complete various projects throughout the community on non-mow weeks. This
proves beneficial in a couple of ways: it keeps the team busy, and we can complete projects that would otherwise present an additional cost to
the association. The goal of management, the landscape committee, and the board is to refresh the community in phases while not adding any
hardship to the bottom line of the budget. So far, we are off to a great start! We have cleared walkways of those pesky wandering roses, removed
old and dying plant material and prepped areas for refreshed foliage in the Spring. Welcome to 2025! We look forward to a wonderful year
ahead.

Next Open Session Board Meeting
2024 ARC Updates - In 2024, there were a total of 157 ARC Wednesday, January 29th at 3:00pm
applications submitted for review and approval. Out of the 157 applications,
12 were withdrawn by the owners and 11 were declined by the ARC
Committee. Out of the 11 that were originally declined, four (4) were re-submitted to the Board for reconsideration. Two (2) were approved and
two (2) were declined.
Anyone who submits an ARC application and is denied approval has the right to appeal the ARC Committee’s decision to the Board of
Directors. Your appeal must be in writing. You are more than welcome to email the Board directly at boardofdirectors@tcwp.net or send your
request to me at christina.gee@fsresidential.com. This is now noted on the new ARC Application to be used.
Beginning in January of 2024, the ARC Application on the TCWP website as well as Connect and in the office kiosk have all be updated with
the revised ARC Application. This new application has the appeal process noted for reference, if needed.
2024 Compliance Updates - In 2024, there were a total of 118 compliance matters sent to members. Out of the 118, 84 compliance matters
have been closed. Three (3) of those were Calls to Hearing with one (1) resulting in a fine assessment. Of the outstanding matters, 27 have

received a 1 Courtesy Notice and five (5) have received a 2 Reminder Notice. Those that have received a 2 Reminder Notice will soon
receive a Call to Hearing Notice if compliance is not achieved by the date provided on the notice.
Should you receive a courtesy compliance notice and do not understand why you have received it, please do not hesitate to contact either me or
General Manager, Laura Young, for assistance. We will provide as much detailed information as possible.
2024 Work Order Update - In 2024, there were a total of 857 work orders issued. Out of the 857 work orders, 428 were for landscape
concerns and 379 were for irrigation concerns. The remaining 50 work orders were for common area repairs including things like pool, spa,
concrete, Retreat, etc). As of December 18, 2024, thirteen work orders remain pending completion.
