FONTAINE OAKS OWNERS ASSOCIATION
                                                     Resale Certificate


                       FONTAINE OAKS OWNERS ASSOCIATION (the "Association") having received a
               request from the owner(s) of Unit __B10__ in Fontaine Oaks Condominium (the "Unit"), hereby
               certifies pursuant to the provision of Subsection (b) of Section 1604-108 of Title 33 of the Maine
               Revised Statutes:

                       1.  Restrictions upon free alienability:  There are/are no restrictions on the free alienability of
               units.

                       2.  Monthly expense assessments:  Current monthly common expense assessments on the
               Unit are $      70              per month, due on the    1rst         day of each month.  As of the date of this
               certificate, there are unpaid common expense or special assessments currently due and payable by the
               owner(s) of the Unit in the amount of $    70      .  Any additional monthly assessments that become
               due prior to closing of the sale of the Unit and are not paid shall be deemed included herein. Note:
               Unit Owner has paid condo fees thru  September 30, 2010.

                       3.  Other fees payable by Unit Owner(s):  There are other unpaid fees payable by the
               owner(s) of the Unit in the amount of $       0       .

                       4.  Capital expenditures anticipated by the Association:  There are capital expenditures
               currently anticipated by the Association in the amount of $5,000        .

                       5.  Reserves for capital expenditures:  The Association has reserves in the amount of $16,000
               for the capital expenditures of which reserves  $5,000       have been designated by the Association
               for the following specified projects: New Phone System – Bldg. “D”, Tree Removals

                       6.  The balance sheet and income and expense statement of the Association:  A copy of the
               most recent regularly prepared balance sheet and income and expense statement of the Association is
               attached hereto as Exhibit A.

                       7.  Current operating budget of the Association:  The current operating budget of the
               Association is attached hereto as Exhibit B.

                       8.  Unsatisfied judgments against the Association and status of litigation: None



                       9.  Insurance coverage provided for the benefit of the unit owners:  Coverage of exterior of
               buildings and common areas is through _TD Banknorth Insurance____ and individual owners obtain
               their own coverage for the interior and contents of their individual units.

                       10.  Knowledge of the Board of Directors as to alterations or improvements to the unit or to
               limited common elements assigned thereto that violate the provisions of the Declaration: None

                       11.  Knowledge of the Board of Directors as to violations of the Health or Building Codes
               with respect to the unit, The Limited Common Elements assigned thereto, or any other portion of the
               Condominium: None
