Despite Management's best efforts, there appears to be no consensus amongst lessees as to the way forward as regards the £2000 agreed additional funding towards the £105,019 budget, the required replacement Main Cold Water Storage Tank and indeed the Communal TV Sky+HD set up.
It is as ever very disappointing that no consensus can be entertained for the benefit of Mitre House.
We list below the payments made to date from each lessee which as can be seen are very contrary/disparate and of no real use in trying to best organise the works in progress, the tank replacement and the communal install.
As such please find attached an initial Section 20 Notice (The Tank only) and covering letter for all lessees and tenants, both short and long-term, which will be formally sent to all owners & tenants on Monday 6th October with no further comment from Management on any aspect previously discussed and very well explained as to the consequences of non-payments etc.
In brief and for the last time;
You do appreciate the cost of a replacement tank will escalate substantially (probably double) unless we have scaffolding in situ as at present....the Communal tv etc cannot be done unless scaffolding in situ - and the works schedule has been decimated so as to stay within reserves to hand! So the available reserves of £98,000 will be spent but to no benefit whatsoever to the Mitre House's interior save for a lick of white paint - nothing else! The terrazzo floor will remain as is, filthy, as will the front door, steps, brass furniture etc - BUT your windows will look good from across the road, the roof watertight and a bit of pointing here and there.... leaving aside the £12,000 cost of our Surveyor... Just so that is all 100% understood as a consequence of withholding agreed funding and no sensible cohesion as regards utilising expensive scaffolding in situ for Tank and Communal.
Payments to date:
1. NOTHING including their Window Repair invoice - seem incapable of any acknowledgement/reply - AWOL we think and first of multiple legal process in hand.
2. FULLY PAID ALL AMOUNTS, Sept Quarter in FULL incl. £2000, plus voluntary Tank & Communal install
3. PART PAID - £650 as opposed to £2650 (Demands), but has paid both Tank & Communal install
4. NOTHING PAID - and no notification of intentions
5. PART PAID - £650 as opposed to £2650 (Demands), but has paid Tank BUT DECLINES Communal install
6. FULLY PAID ALL AMOUNTS, Sept Quarter in FULL incl. £2000, plus voluntary Tank & Communal install
7. FULLY PAID ALL AMOUNTS, Sept Quarter in FULL incl. £2000, plus voluntary Tank & Communal install
8. PART PAID - £650 as opposed to £2650 (Demands), but no voluntary contribution to Tank & Communal install 9. PART PAID - £650 as opposed to £2650 (Demands), but has paid Tank BUT DECLINES Communal install
