would vote for the A&R Lawrence & Sons proposal. They should be the only
contractor liable for the entire refurbishment.
The tender quotes received from professionals reflect the real cost to perform a standard refurbishment. Unfortunately, due to your miscalculation of the required reserve fund charge (see your unilateral decision to cut it when took you over the management), we now all have to equally cover for the gap in larger installments or postpone the works until funds are sufficient.
We would clearly be available to continue to be involved in the main decisions regarding the refurbishment, based on a majority vote and are happy to liaise directly with A&R Lawrence & Sons on some details to take some work off your table, should we go ahead with this solution.

With reference to our 25th March 2014 letter promising to inform Lessees by 15 June, (yes, 30 minutes late) Management are pleased to announce the preferred Contractor and budget (£98, 948. 76) for the intended works which will NOT entail a single penny in additional funds required from Lessees to progress both Internals & Externals commencing 1st September 2014 (with scaffolding commencing Sunday 31st August).
Although the main exterior workings will not commence until 1st September, Management will be utilising the coming summer months to do certain workings, both interior and exterior, so as to keep within budget and ensure scaffolding and disruption to Lessees is kept to an absolute minimum.
Management reserves the right to make a revised decision if indeed further sensible reductions can be negotiated from other contractors on the list within 7 days, the same period given to Lessees for their comments.
