of approx £75,000 with a small amount held back to cover the final
accounts
(approx ££900) which they will present finished around end of February
latest.
Julie was very, very helpful and suggested a few small changes to the
proposed Best Gapp contract (still to be finalised and signed) - which I
will propose to them prior to finalising the deal.
In the meantime, I am sending out he first quarter's Service Charge
demands
(1st Jan - 31st Mar 2012) to all 9 flats and would propose that it be a
slight reduction over previous demands
(£950 approx) down to £750 (£500 Service Charge +
£250 to Reserves) - if we keep that for 4 quarters (which Best Gapp can
follow) we will have put £18,000 for running, repair and maintenance of
Mitre House in 2012, (against a projected usual expenditure of approx.
£16,500) plus putting £9000 towards the Reserves, an amount that will
adequately cover the Internal Paintworks scheduled for the Spring or
early
Autumn - although, depending on other various extras we also hope to do
to
improve the common parts, another £5000 approx might still be used from
our
(£75,000) Reserves held on deposit by ourselves and NOT by Best Gapp -
we'll
hang onto it and make sure we get some interest on it which Best Gapp
have
advised we would NOT receive from them).
Julie also gave me two invoices that needed paying (Southern Electricity
£127 and two Office & General Cleaners  (£366) - which I have paid from
our
account - Office & General account is for Dec & Jan and they require
payment
monthly - I am arranging a meeting with them (yet to be scheduled, but
will
advise so you can attend) to discuss the ongoing cleaning contract and
what
we now expect from them - a 100% improvement...! But it will take time
to
implement. I have also contacted ALL suppliers to Mitre House to invoice
us
direct as opposed to KFH (Bt Phone in Lift, PIP Lift Maintenance,
Entryphone, Insurance, Cleaners, Southern Electric Common Parts
Electricity
a/c etc). Once we turn over everything to Best Gapp we'll have Health &
Safety officials crawling all over the place re:
Fire Precautions, Emergency Lighting everywhere, Asbestos checks etc etc

Best Gapp will go to town on those, believe me!, but regretfully all are
current  Legal requirements and those requirements are being added to
constantly - including, one hopes, a requirement to serve drinks in the
lift
- I'll handle that....!)
That's about it - once I've had a good look at the various files etc
