.......Better late than never..... but these quotes etc do take an inordinate amount of time & patience - it's a small wonder this country ain't more broke than it is....! Anyway, here are some further ideas for the interior decor of the Communal areas of Mitre House - most notably the mirroring of all existing green wall panels throughout - a possible use of wallpapering beneath the dado rail and some ideas of colour schemes based on those owners that have to date provided their very attractive suggestions and choices. There are basically two decor styles (A & B) which need a decision as to which is preferred by the majority.
There are, admittedly, pros and cons for the mirroring of the green panels which I outline below:
Cons:
a)_They will need careful cleaning attention once a month - already arranged
b_They will not help the awful, noisy acoustics of the communal areas. Carpetting would help considerably but is not considered feasible at this stage.
c_The Mirrors will be industrially glued to the surfaces for safety and security meaning they are in situ for some considerable years too come!
d_Any damage caused by anybody (malicious or otherwise) will have seriously expensive implications as regards costs of renovation and replacement (i.e., like tiles, the mirror would have to be chipped off the wall and replaced) As such, save for extraneous malicious vandalism by persons unknown which our insurance would cover, all and any damage caused by bulky deliveries, building works to flats etc (and a perusal of the walls up and down the stairs amply testifies to this type of damage) will be charged direct to the flat owner for full compensation - and that would be very, very expensive. Same goes for damage, if installed, to any wallpapering. Same goes for the Lift Car interior. Consequently, anything that is not safe to put in the lift (the lift has strict weight restrictions and is a passenger + luggage only unit), should be very simply, very easily and very conveniently taken up the extensive and spacious Fire Escape giving very easy access to each owner's front door - instructions for which should be given by those owners (or to their tenants to abide by or face the costs) to builders, deliverymen etc. The mess and damage made to date to the common parts, including the lift at times, can no longer be tolerated and heavy costs will accrue to the offending perpetrator by way of charging the culprit flat owner. There is no point spending a small fortune on the interior decor to have it damaged within weeks by builders and the like. INSIST THEY USE THE FIRE ESCAPE.
Pros:
e_The Mirrors will make the whole place look and feel enormous, look much lighter by reflecting what little light available and in the hallway, and give out a truly magnificent effect of the repeat image going on forever to include whichever lighting (Lanterns or Tiffany) is eventually installed.
f_They will help protect the walls from malicious damage and builders vandalism as indeed to date beds, furniture, builders debris ete etc have simply been scraped against the plaster and paintwork causing obvious (and never repaired) damage. With these mirrors in situ, everyone will consider the staircase a non accessible route for bulky items as outlined above, and be forced to use the far more accessible Fire Escape route - come rain or shine, snow or earthquake....
Unless we hear to the contrary, the following items below are agreed to be done subject to the various costs to be advised if over the allowed limits (i.e. any costs over and above £2250 from any one supplier) - quotes and estimates have all been organised in triplicate and assessed on ALL aspects of the whole Internals project and notices will eventually be sent out where appropriate for everybody's consideration and agreement prior to major expenditures (those above £2250) are put in hand.
So....Unless we hear to the contrary (complaints or queries) , the following are agreed to be done without further consultation, namely:
1_Stripping and revarnishing the main front door area including the two inside doors - see attached pdf page 15 2_Stripping and replacing parts of the communal Crittall windows - not in this pdf
3_The Lift refurbishment - see attached pdf page 14
4_Main front Door Mat - see attached pdf page 16
5_Tidying up and boxing in various loose wiring and electric meters on each floor 6_Making up a Mail Pigeon Box
7_Sourcing suitable table for front hall (beneath notice board) , plants for landings etc 8_Sourcing new brass door furniture for main front door
9_Arranging possible colouring of lift cage grills (in gold) - still negotiating feasibility and cost 9_Arranging total floor clean (once all work finished)
10_Arranging revised cleaning schedule once all works finished
As regards the various colour schemes indicated within this attached pdf - we are budgeting for 2 colours emulsion throughout for walls
