.....Ottime osservazioni, tutti noti....! But, please no more - as your ideas simply leave the reserves dry and bear no relationship whatsoever to good management, as well as neglecting other costs needed to pay from reserves such as Surveyor Fees, lift repair, misc works this year and next etc etc etc... it's call budgeting for contingencies which is why we charge a fee for our professional and competent services like any other agent, shopkeeper, banker or supplier..... probably the same in Italy too...!
Choose (A) or (B) - or Management - it's as simple as that - and If I hear one more word about reducing reserves, I will continue to remind you of your request to further reduce them by requesting back your share of the surpluses..... touché, Signorina.
A or B or management.... no other comment, idea, complaint, email or wishful thinking please - Paul

Dear Paul,
Had Management followed the wishes of the majority of the Lessees since the beginning, we would have all saved plenty of time, e-mails and possibly money; but, more importantly, both Internals and Externals would have been completed by now.
When renovation discussions started in March 2012 only Internals were mentioned by Management. Many Lessees organized meetings (attended by the majority and you always refused to attend) provided inputs, based on a consensus of the majority, and even a professional contractor name (Wade Design) with a professional quote.
