In brief: it proves without any shadow of doubt how you and some of your fellow RTM participants (or as you would say, the majority), have simply held up the Internals for over two years for no good reason whatsoever.
As you will recall, Management's original budget for Internals on 1st January 2012 was £27,000 incl, vat.
This rose to £35,000 incl. vat subsequent to your 13 June 2012 meeting and various Lessee requests (mainly full Terrazzo clean & repair).
You sourced two quotes from WADE ((3 July 2012 & 23 January 2013) which roughly totalled £60,000 plus vat and continued to insist WADE be adopted no matter the cost.
You then requested WADE to quote for both INTERNALS & EXTERNALS based on the Surveyor's Specifications (see NOTE 1) which all other Surveyor quotes had been sourced.
WADE's quote was £219,000 incl,. vat & fees, whereas our cheapest same quote was £105,000 incl. vat & fees. and is now even cheaper at £98, 948 requiring no additional funds from Lessees.
Consequently, at the Board Meeting on 23 May 2014 you agreed to accepting A&R Lawrence's (cheapest) quote for both INTERNALS/EXTERNALS of £105,000 incl, vat & fees
One presumes you are even happier to accept Benitor's even cheaper quote of £98, 948 - certainly, Segar, Jamil and I are very content with the outcome
Simple maths indicate had you accepted Management's original figures in mid July 2012 of £35,000 for INTERNALS (extensive works Note 1) plus Management's £70,000 estimate for EXTERNALS, you will note the two amounts total £105,000 (£35,000 plus £70,000) - we've actually pulled it in even cheaper at £98, 948 - nothing short of the miracle we initially hoped for.
As such a totally wasted two years resulting in both Internals & Externals required to run concurrently and suffering the consequences of Note 1 (Below).
Leaving aside the wasted time of your RTM and the expense, plus the hundreds of well orchestrated but totally erroneous complaints from yourself and others, and 5 Section 20 Notices either aborted or complained of, again for no valid reasons.
Both Segar and Jamil have seen the attached pdf and have confirmed in writing their total agreement to all points listed.
