To bring this affair into focus and its somewhat juvenile delinquencies, it is patently obvious that had MHML (me) painted the interior of Mitre House white (and taupe?) and the lift doors black as opposed to the correct period retro rosé and the lift and surrounds, in again, the correct period bronze, Mrs Hillgarth, would have awarded me a medal, once realising that all other works she had expected to be done (leaving aside her ignorance of what, or was not, in the Schedule of Works) within the approved and agreed s.20 £105,019, were managed within the agreed budget plus £854.

Thank you for your letter of 7 July 2016 with further predictable queries.
I have as ever more than adequately answered your relevant queries on your letter. Those that I consider impertinent innuendos I have referred to further comment at the end of your letter.
She would no doubt have queried the £854 overspend but again, once realising the very extensive workings MHML (me) achieved without recourse for additional funding from Lessees, some appreciation might have been in evidence.
What Mrs Hillgarth cannot abide or tolerate is that MHML (me) can do, and are doing, any workings that we can do far better, far quicker, far cheaper than bringing in outside suppliers on very simple jobs. It’s why we call it 24/7 attendance.
I refer to items such as clearing gutters, cleaning drains, general maintenance, which in most households, the man of the house would attempt anyway. Specialist suppliers are employed for specialist workings, plumbing, electrics, lift etc
Recent workings carried out very professionally (ie competently, more than adequately, to a perfectly acceptable stan- dard - and solved) consisted of clearing blocked gutterings on roof (our charge £130 per visit (average two per annum) as opposed to previous Agents KFH in 2011 of £467, clearing blocked drains in rear yard (x 2) for £265 versus DynoRod quote of £900 plus vat (and additional costs if problems experienced and there are always, you can be sure).
Had Mrs Hillgarth’s additional workings been included in the AR Lawrence initial quote, it would have added well over £50,000, including vat and fees hopefully, and consequently was totally unaffordable. MHML did all for only £31,756.21, so saving Mrs Hillgarth, and all lessees including myself and my fellow directors, approximately £18,000 + most likely.
