3. Why professional fees in the budget 2016 have gone up to £1,350 from £195 in 2014 or c. 6 times? What pro- fessional services are we using? Who is the supplier?
in 2014 we did not require asbestos/hygiene/fire/electrical/health and safety reports - in 2016 we will require two, the tri-annual lift and the bi-annual fire
4. I also noted the constant increase in the management fee and would appreciate an explanations as to why. Normally those fees are relatively constant overtime, eventually increasing mildly every 3 to 4 years, while you have increased them by 15% (from £4,320 to £4,995) in the last 2 years alone, well beyond even any inflation statistic
we held our fees for 3 years with not one iota of appreciation, in fact masses and masses of extraneous unnecessary workings, quotes, arguments, etc etc
we raised our management fees accordingly for 2015 and in keeping with every other Agent we’ve ever had or indeed you’ve ever known, have raised them by a small 3% for 2016 leaving them still very reasonable for the 24/7 services provided as both the running of the place, the recent works programme well evidences and not forgetting replies by return with requested information etc - you cannot say that about our’s or most likely your’s at 101 who either take forever to answer or never do....
If we could cut by half each of the 4 items above (which I don’t believe is unreasonable) we could save more than to £3,700 resulting in more funds for the reserve or immediate savings of c. £100 per quarter per flat: more than 10% vs. today. Appreciate thoughts about it.

On the other hand well done on the savings on the lift & common parts repairs costs. I noted the reduction, which I assume is the result of a renegotiation of the contract keeping the level of service unchanged.
we do not expect, but I hope, the lift does not require major new workings in 2016 - no negotiations made to usual contract just fingers crossed the lift doesn’t break down and require expensive parts
Kindly also send me a receipt for the above payment at you earliest convenience as well as copy of the building insurance when due for renewal.

(reply) I cannot understand the various references to RTM though - but God forbid you’re attempting another one!! You are probably referring to some other legal nicety of which to date I am blissfully unaware, but nothing you attempt surprises me.
To clarify, I would like the original copies of the invoices from the contractor A&R Lawrence. I also request invoices from Mr PBC's professional advisor, solicitors and surveyor and would like full access to the documents of the floor plans of Mitre House he commissioned for the purpose of the RTM. This concluded that the commercial superfi- cies exceeded the residential superficies by more than 25%. As I am the one who paid for it through the dividends which to this day have been retained from me, I am fully entitled to these documents and invoices. In addition I would like the original invoice for the water tank replacement. If ignored, I understand that the relevant local housing authority has the power to bring proceedings to the Magistrate's Court.
