It is now considered a legal necessity to ascertain the status, nationality and UK residency of tenants, which both Mrs Hillgarth and MHML must adhere to. In the absence of Mrs Hillgarth’s application to MHML for permission to sublet, MHML cannot properly assess the suitability and respectability of her proposed tenant and in some instances tenants, which so long as they be family is permitted as opposed to sharing which Mrs Hillgarth also disregards along with per- mitting animals as is now well established was the case with a previous tenant.
And finally, if further proof were needed of the importance for Mrs Hillgarth to comply with her lease covenants I would refer you to this email required to be sent her on 26 March 2015 by my fellow director, Mr Segar Karupiah.
Mrs Hillgarth’s predictable stubborn and vitriolic denial to his comments, dated 1 April 2015, is also detailed below, (and you should note that also on this same date, 1 April 2015, Mrs Hillgarth also wrote the vitriolic letter to me with her infamous observation of “Now that the refurbishment at Mitre House has been completed, I would like to register my concern regarding the vulgar, cheap and unsuitable decor chosen by Mitre House Management Limited for the communal area (no comments required please)”
It doesn’t take too much imagination to ascertain Mrs Hillgarth does not welcome criticism of any sort from any source no matter its relevance or veracity. Mr. Karupiah’s comments in his email are both relevant and true.
Re: Flat 5 Tuesday 24 March 2015 - Art Exhibition Michele
I arrived home on Tuesday evening to find 30-50 people both outside and inside Flat 5 attending an art exhibition as the attached poster pinned to the exterior wall of our entrance well evidences.
Please note it states 6.30pm till late..... hardly a good idea!
The street front entrance was left open, totally unattended permitting anybody to simply walk in, and 30-50 people were coming and going until well after 11.00pm.
The common areas around Flat 5 have been left heavily soiled with what appears to be either graphite powder or some such dark powder used I believe as one of the art exhibits in Flat 5.
Your tenant in residence was not in attendance and had simply allowed Flat 5 be the venue for this exhibition and attending guests who were naturally young, drinking and smoking on the pavement outside Mitre House.
Following your tenant's illegal installation of a Sky Dish allegedly without your knowledge, it would appear your tenant has little or no respect for her tenancy agreement, you or her neighbours.
As no doubt you will appreciate, allowing total strangers in the numbers attending Flat 5 with no supervision into Mitre House could have ended with a very serious breach of security for all Lessees. Paul had to eject a man hiding in the cleaners cupboard at 4.30pm on Wednesday, and two items have recently been stolen from the common parts (a Chinese dragon head and one mail package opened and the contents removed, as well as some damage inflicted on the door to Flat 6). None of which I hasten to add are in any way connected to those attending Flat 5 on Tuesday evening, who on the whole were well behaved.
Finally, your tenant, or one presumes it is your tenant, was stomping around in very heavy shoes at around 8.00pm this evening (Wednesday) prior to going out around 8.45pm, a dire consequence of uncarpeted bare wooden flooring with scant regard for neighbouring tenants, most especially those below, although fortuitously Flat 3 was vacant. Regrettably I was not and was seriously disturbed as the attached recording well evidences.
You will now appreciate why Management insists that all lessees wishing to sublet get prior permission and supply required documents. Also that all flooring is close carpeted. Failing which, legal proceedings will ensue as you have been advised.
Any costs incurred for a floor clean will be charged to you (Flat 5). Segar Karupiah
