INSTRUCTIONS
We note that you intend to bring the property to the market in the near future for sale but that this is likely to be dependent on your success with finding an onward property in Poundbury and possibly when the building works finish across the road from you on the corner of Wellington Square.

Current market conditions remain more challenging than 2-3 years ago with increased Stamp Duty (S.D.L.T), additional tax implications for overseas owners and to a lesser extent, the perception of Brexit negotiations all playing a significant role.
However, Prime Central London residential property remains a robust asset class and is still seen by those wishing to buy as a relatively safe and desirable long-term investment. Whilst there may be less transactions across the board, there is still activity and extremely well positioned buyers, whether domestic or international who wish to purchase a property such as yours.
The market is more price sensitive now than the 3-4 years prior, but good results are still very achievable. METHOD OF SALE
We recommend the property is offered for sale on the ‘open’ market by private treaty. We would propose it is brought to the market with maximum impact to encourage prospective purchasers to view in order to generate competitive interest.

Once instructed, our professional photographer will produce high quality images, draw an accurate floor plan and if required, arrange for an Energy Performance Certificate to be carried out.
We will write a comprehensive description of your property and its location and produce a stunning brochure.
Your property will be presented on our website as well as gaining exposure the leading property portals, including ‘Rightmove’
and ‘OnTheMarket.’ We invest heavily in the portals, ensuring that your property receives maximum exposure.
We have an extensive, active database of buyers currently seeking properties such as yours.
Our objective will be to ensure that these applicants, together with agents who act exclusively for buyers, will be forwarded sales particulars at the outset of the marketing campaign in order to generate early interest.
Your property will also appear in our new back-lit window display on Beauchamp Place, which benefits form prominent, international footfall resulting in ‘off the street’ direct enquiries.
VIEWINGS
Our expert team will promote your property, handle all enquiries and accompany prospective buyers around the property on your behalf. We would
always arrange for all members of a lettings or sales teams to visit the property prior to a marketing launch and ideally meet you to have first-hand knowledge of your position and expected outcomes.
GUIDE PRICE
It is important in the current market that the quoted guide price is perceived to be at a realistic level in order to generate early interest.
After further market research, studying availablecomparable information and discussing with colleagues, we confirm our recommendation to quote a guide price of £1,150,000 which based on the assumed size of your property at 650 square feet, equates to £1769 per square foot.

FEES AND COSTS SCHEDULE
We have already provided you with a copy of our standard Terms of Business for the sale of the property.
We confirm our commission will be calculated at the rate of
2% + VAT of the agreed sale price on a Sole Agency basis.
So assuming the property is sold at our recommended guide price, our fee would be £23,000 + VAT.
The costs of all our initial marketing such as professional photographs, a floorplan and online and printed advertising is all covered by Carter Jonas and not charged to you the client.
