Thank you for giving me the opportunity to assess the market value of your property.
Based on the following criteria and taking into consideration:
1. The accommodation it has to offer,
2. Finishes and size of the home,
3. Location, trends and recent sales in the area,
4. Current market conditions;
In my professional opinion we estimate the current realistic market value of the property to be
between R1 800 000 and R1 900 000.
Please see the attached computerized Comparative Market Analysis (CMA) within the valuation
pack, which compare recent sale prices of other similar properties in the immediate area. You will
note that I have insert two different sales stats relevant to your property. The first is relevant to
similar properties with a 300m radius of your home and the second is relevant to similar properties
within a 1000m radius of your property, with their respective selling prices. You will see that they
give similar but different buyer driven prices for properties with similar land sizes.
I have also taken into consideration the overall very good condition of your home, space it still
has to offer for pool or further expansion.
Taking the sales stats, our discussion of the home and what the features and benefits it has to
offer and my own area knowledge over time into consideration, I am confident that your property,
if marketed today, would be able to sell within the range of R 1 800 000 and R 1 900 000.
In the event that you wish to sell, bearing in mind the current market conditions, I suggest
marketing at R1 895 000 but I would be comfortable to test the market at R1 925 000 and
consider offers thereon.
Know that I do not believe in overpricing a property as this may create unrealistic expectations.
