Flagstone/Bluestone:
• Variegated Pennsylvania flagstone, color: grey
• Variegated Pennsylvania flagstone, color: bluestone
• Variegated Pennsylvania flagstone, random rectangular or irregular square
pattern; irregular shaped stones are not permitted
• Step cap, flagstone or bluestone walkway or 2” thermal bluestone cap,
terminating even with the below step riser or with a slight overhang
• Step riser, natural veneer stone (thin/build stone) or bluestone, coordinating with
walkway
• No walkway borders of materials other than flagstone or bluestone
• Exposed walkway sides resurfaced in matching step rise material

Cement/concrete:
• Builder installed cement/concrete, color: natural grey

Walkway lighting:
• Under-cap, low voltage down lighting, with cut-off luminaire, one light per step,
centered over riser, top step only
Stipulations:
• Applicant must submit a DRB application for all walkway projects
• Replacement walkways must conform to the contour of the ground and have no
change to existing walkway in location, dimensions, or configuration, with the
exception of height. The height may be increased by the thickness of the
resurfacing material but must be an even height with adjoining cluster common
sidewalks
• There must not be any grading change that would detrimentally impact existing
trees or adjacent property
• No trees may be removed to install replacement walkways
• Wooden borders must be left to weather naturally be stained to match adjoining
landscape timbers or house trim, as applicable, and
• Railings must match cluster standard railings in material/style/color.
