Deck/Railings/Privacy Screens

See Schedule for deck depths requirments/limitations and mandated privacy screens.

Final decision regarding rear decks (DRB 7 /26/94) allowed depth as follows:

Spiral stairs (for E unit decks) are to be metal (wood treads permitted), painted white to match the
entry railings

Understructure upper level deck 6x6 posts may be cladded using 1 x7 material, painted to match
trim color (see photo and details on pages below)

PRIVACY SCREEN STANDARD

• 10' deep decks shall have an 8' long screen with 2' of railing at the outer end
• 12' deep decks shall have 8' long screens, allowing 4' of railing at the outer end
• 14' decks shall have 10' deep screens, allowing 4' of railing at the outer end
• A and B units are not required to have privacy screens; if desired, application must be made
on a case-by-case basis; the plan is to show resolution of visual conflict between the fences
and privacy screens.

PRIVACY SCREEN DESIGN

Vertical solid-board cedar, match approved design details as shown on following pages

Privacy screens are required as follows:
• C units - no privacy screens
• D units on the side adjacent to the C unit
• E units - on the side adjacent to the D unit and one additional screen on the farther
projecting of the two decks
• Exceptions: Lots 43 and 44; privacy screen to be located on C unit deck
