Landscaping


                   •  Mulch: shredded/chopped wood in natural colors only; may not be red
                   •  Gravel/river rocks: natural color only; may not be white
                   •  Edging: landscape edging must be under 4” high
                   •  Vegetable gardens: raised vegetable gardens allowed only on the side or rear of property
                   •  Prohibited plantings: no invasive exotic vegetation (as identified in Reston Association, Use and Maintenance
                       Standards, Resolution 2, Vegetation), may be planted
                   •  Retaining walls: replacement of an existing wall using square timbers or natural stone without modifying
                       dimensions or configuration is approved; retaining walls under 18” high and constructed of square timbers or
                       natural stone may be installed at any time; retaining walls higher than 18” or of a manufactured modular
                       block system of uniform color, size, and/or dimension require a DRB application; top of retaining walls
                       should be flat and level and stepped as the grade changes.
                   •  Tree removals: (DRB approval required to remove any live ornamental tree regardless of size or location,
                       unless it is an invasive exotic species; DRB approval required for all non-ornamental live tree removal, either
                       deciduous or evergreen, whose trunk measures 4” in diameter or more when measured 4.5’ above ground,
                       regardless of location, unless it is an invasive species; stumps must be completely removed if visible from a
                       public pathway or street; stumps must be completely removed or cut flush with the ground if not visible from
                       a public pathway or street; no application is required if you are removing a dead tree that is not on a DRB-
                       approved landscaping plan; however, documentation in the form of photos, certified arborist statement, etc.,
                       should be obtained, kept for your records, and presented to RA staff if requested; no application is required if
                       you are pruning trees; trees should not be limbed up higher than 8’ above the ground, or topped; following
                       the removal of a live tree, the DRB may require the installation of a replacement tree(s) and/or other
                       vegetation.

        Landscaping may not extend beyond the boundaries of any homeowner’s property, nor may landscaping be done on cluster
        property without prior Hillcrest Cluster Association board approval.


                                                  Trash Enclosures


                   •  Concrete pad (approx. max. 7' L x 3' W x min. 4” D, base: gravel setting bed and soil
                   •  Compaction [recommended], color: to match existing sidewalks
                   •  Fence (approx. max. 4’ H x 4’ L x 3’ W [see Type A-G requirements], approx. 2” x 4”
                   •  Cap board, approx. 1” x 4” fence board, approx. 4” spacing between boards, 4” x 4” post,
                   •  Anchored into concrete, board-on-board, pressure-treated wood, color: Sherwin Williams
                   •  Custom color match to PPG Timeless, TSC-14 Oxford Brown Exterior Wood Stain)
                   •  Trash enclosures to be optional, and exact configuration dependent upon existing features and
                       landscaping
                   •  Dimensions and configuration of pad and fencing to conform with Type A-G Enclosures
                   •  Specifications per each specific unit, while exact configuration is to depend upon existing features
                       and landscaping
                   •  Unit owners to be responsible for locating both individual plat and underground utilities
                   •  Prior to installation, amended with the following changes - the fence enclosure shall not exceed four
                       feet (4’) in height
