   EXECUTIVE SUMMARY
 The Need
A massive demographic shift or "Graying of America" is underway and it is estimated that the 70+ age demographic will nearly double to 53 million people by the year 2030. This is up from 28 million in 2010. This means that more than twenty percent of the U.S. population will be over the age of 70.
The arrival of America's most active and affluent generation is now flooding senior living communities across the country and services, amenities and flexibility are front of mind when researching where they want to settle down. This overwhelming demand across the country for newly constructed senior living communities is evidenced by the ongoing strong absorption rates, as well as high occupancy levels and increasing rental rates.
The Problem
No one’s really listening, and most importantly, understanding America’s most affluent generation. While many developers have simply pivoted from traditional multi-family construction to senior housing in an attempt to accommodate this growing need, the retirement category needs to be re-evaluated and re- defined. There is an enormous gap between customer expectations and product deliverables. Especially with the independent living audience.
