                                                                                                                                                                                                                        As we have been engaged with the subject property for well over a decade, we already have a reasonable
                                                                                                                                                                                                                        amount of marketing collateral, including aerial photography and site plans conducted by a nationally-
                                                                                                                                                                                                                        acclaimed architect; however, a property of this caliber would require more, such as ground-level
                                                                                                                                                                                                                        photography, interior photography of the existing residences as needed, brochures, etc. Upon receipt of an
                                                                                                                                                                                                                        executed Listing Agreement, we will proceed in obtaining the additional requirements to properly begin to
                                                                                                                                                                                                                        market the offering. The photography will only require a few days, whereas the print materials (brochures
                                                                                                                                                                                                                        and direct mail pieces) may take up to two weeks.


                                                                                                                                                                                                                        This being said, we feel comfortable that we will be ready to present the offering to the public market
                                                                                                                                                                                                                        within three weeks of receiving the executed Listing Agreement. Upon the property being placed in the
                                                                                                                                                                                                                        Multiple Listing Service, it will simultaneously be featured on the numerous national and international
                                                                                                                                                                                                                        outlets mentioned herein.

Nevertheless, it is a standard operating procedure for our team to conduct our own
                                                                                                                                                                                                                        due diligence on prospective buyers to ensure that they are qualified candidates prior to providing
