United Methodist Family Services “UMFS” has requested we collect information from several
brokerage firms in hopes of selecting one to assist in marketing the property for sale.
7 Hills Advisors “7 Hills” will act as advisor, help oversee and manage any future transaction for
ownership, and participate in the fee with the listing broker. We will rely on your team for the
marketing of the property, market feedback and solicitations of and analysis of offers.

southern, central and western Virginia over last 3 years. Over the past 12 months we
have closed on 2,776 units in the Richmond MSA which totals $457.5MM in aggregate
value. Our team is responsible for the 3 largest multifamily transactions ever sold in
Richmond (11 North at White Oak, $154.5MM; Flats at West Broad Village, $111MM;
Crystal Lakes, $106MM) and the highest price per unit ever achieved in Richmond
(Flats at West Broad Village; $327/unit) over that time. We are currently marketing a
160 unit LIHTC property for Thalhimer Realty Partners called Townhomes of Oakleys in
Henrico County. This is a 60% AMI property with affordability expiring in 2031. Initial
