        When selling your home, the need for maintaining an attractive appearance extends
        beyond the photography appointment. Keep your home looking its best for each
        showing with these suggestions.



        EXTERIOR

          •  Keep the yard and flower beds maintained.
          •  Consider the entrance: a clean front door with a seasonal wreath and/or a planter with greenery
             and flowers will create a welcoming impression.
          •  Sweep porches and patios, and remove cobwebs and dirt from corners, shutters and outdoor

             furniture.
          •  Do an occasional walk-around to check siding, shutters, paint and mortar; repair as needed.


        INTERIOR

          •  Open drapes and blinds; dark rooms seem gloomy and small.
          •  Repair minor flaws (loose door knobs, sticking windows and doors) that can detract from your
             home’s perceived value.
          •  Clean or replace carpet if dirty or worn rather than offering a replacement allowance.

          •  Store excess furniture to make rooms seem larger and more comfortable.
          •  Pare down and organize closets
          •  Clean kitchen and bath tile and caulk, and make sure they smell clean.
          •  Remove clutter from the kitchen counters and refrigerator.
          •  Tidy up garages and storage areas.
          •  Isolate pets, either in a crate or outside.


        MISCELLANEOUS


          •  Make arrangements to be away from home so a potential buyer does not feel like an intruder
             during the showing.
          •  Consider providing a list of features and amenities you enjoy about the house and neighborhood.

          •  Relax and let your REALTOR  sell your home!
