The local housing market has turned red hot.
With businesses and schools opening up again, the
rate of which homes are being sold have not only
returned to normalcy, but also surpassed pre-pandemic
numbers. Home inventory has not kept up with this trend, thus causing a
shift to a seller’s market.
With only 1.3 months of inventory as of September 2021, now is a great
time to sell your home. The average price of a home in San Antonio has
risen from $266,188 by the end of Q3 2020 to $323,967 by the end of Q3
2021.
New Braunfels and Boerne are experiencing similar market trends. The
median sales price of a home in New Braunfels has increased by 17.4%
from 2020, while active listings have gone down 36.8% according to Four
Rivers Association of REALTORS . In Boerne, the average price of a home
®
has jumped up to $579,310 from $475,141 in Q3 last year.
The most dramatic change in market trends from 2020 to 2021 was in
Gillespie County. At the end of July 2021, the year-over-year housing
inventory dropped 65.8% from 5.6 to 1.9 months. The average sales price
reflected that by a jump from $641,432 in 2020 to $824,717 in 2021.
