Most people would rather have someone else do the negotiating when it comes to buying/selling a
home. A professional real estate agent is a trained and skilled negotiator. Most of us don’t possess the skills
necessary to do a good job of negotiating because our emotions get involved. Relieving this one stress alone can
be well worth that full commission.
We do this EVERY DAY
We eat, breathe and dream real estate and oversee all kinds of transactions and scenarios on a daily basis. We can
foresee potential caveats and risks and explain them to our clients in order to help them make the best decision
possible given their situation. We lead you through all the little steps and details needed to make a successful
transaction and we have systems in place to help simplify the entire process for our clients.
We are OBJECTIVE
Agents can be objective when they look at a property. They don’t have the emotional attachment that you may have
to your property. Good real estate agents know what buyers are looking for. They can o er tips and techniques to the
home seller on staging and curb appeal. Also, on the buyer side, a seasoned agent will see things that you may not
see because they know what to look for.
We can represent our clients in three ways:
Buyer's Agent: A Brokerage acting as a "buyer's agent" must do what is best for the
buyer. A written contract, called a buyer agency agreement, establishes buyer agency.
Typically, buyers will be obliged to work exclusively with that Brokerage for a period of
time. Confidences a buyer shares with the buyer's agent must be kept confidential.
Although confidential information about the buyer cannot be disclosed, a seller working
with a buyer's agent can expect to be treated fairly and honestly.
Seller's Agent: When a Brokerage is a “seller's agent,” it must do what is best for the
seller of a property. A written contract, called a listing agreement, establishes seller
agency. It also explains services the company will provide, establishes a fee arrangement
for the Realtor's services and specifies what obligations a seller may have.
Dual Agent: Occasionally a Brokerage will be the agent of both the buyer and the seller.
The buyer and seller must consent to this arrangement. Under this “dual agency” arrange-
ment, the Brokerage must do what is best for both the buyer and the seller. Since the
company's loyalty is divided between the buyer and the seller who have conflicting inter-
ests, it is absolutely essential that you choose to work with an agent you trust.
