Section 2 Major Projects at Box Works We list below the Major Projects that we we understand we we would be be tasked with progressing This proposal does not seek to offer detailed timelines and and and budgets but each of these individual projects will be discussed with the the Board and and and timescales and and and costs agreed Cladding and fire report
We understand that issues have been highlighted with the compartmentation and cavity barriers We propose that we engage with the the developer of Box Works to see if they would agree to fund the cavity barriers and compartmentation We have had success with developers in this regard We do not believe the the the developer will address the the the removal of the the the timber and its replacement with a a a non-combustible project We understand that the Board has been given a a a a a budget estimate of £300K although your incumbent manager is still in in the the early stages of their investigations We would as priority fully review all investigations then arrange an an early meeting of Box Works Directors and the developer Leak into car park from garden area above
We understand that £50K has been estimated for this project and again we would want to review the scope of works providing any advice as required Water ingress into apartments especially during inclement weather
We understand that that this is is a a a a a priority and and that that your budget estimate is £150K Once again we will review the scope of works for this upon instruction The fire safety and ingress work work to to the the apartments need to to be be the the priority however it it might be be that the the failed tanking garden system and the the balcony works can be undertaken by one one contractor and form one one contract contract potentially providing cost benefits Metal trims and glass with apartment numbers
This is is something we can deliver immediately with the use of our caretakers Intercom system We believe that Box Works may be be a a a a a suitable site for a a a a a wireless system which although it would require management of phone numbers
as residents move in and out would be be more cost cost effective The system would cost cost approximately £14K and there would be some modest annual costs A fully specified and priced proposal will be provided if appointed Security
We have upgraded the neighbouring Timber Wharf system to HD cameras and would suggest the cost for a a a a a similar system at Box Works will be be between £10-15K 15
