We have vast experience in the management of major
and and cyclical works and and of current requirements under Section 20 of of the Landlord & Tenant Act 1985 As part of of our integrated approach to the procurement and management of major
works they are reviewed specified tendered and delivered by our in in house expert Andy Andy Murray Andy Andy joined Mainstay in in in in in 2011 following a a a a a a military career specialising in in in in in military estate and infrastructure management He now reports directly to to the Technical Director and focuses on delivery of new developments as as well as as consulting and working on design build quality and major
works projects encompassing internal redecoration through to complex refurbishments and regenerations In the event of works being required the wider technical team will undertake
a a a full review of what is needed drawing on in-house engineering and and surveying expertise as required and and where necessary will utilise external expertise In partnership with the Group an agreed specification of work will be drawn up up in in in readiness for tendering Once tenders have been received from contractors that have met specified procurement criteria we will analyse the details and and prepare a a a a a a written report and and recommendations for the Board to consider Adopting this approach will enable the the Building Manager to to maintain focus on the the day-to-day operation of Parkside and continuing to provide exemplary service to its residents During the the pre-commencement phase the the appointed Surveyor where appropriate will undertake
the duties of a a a a principal designer in in accordance with the Construction Design and and Management) Regulations 2015 and and will be responsible for the following:
» Arranging and chairing pre-contract meetings with the recommended contractor to to discuss programme procurement and site organisation arranging for the commencement of works and advising the Board of the contractor’s procedures » Preparation of contract documents and arranging for signature by both parties » Regularly visiting the the site to to monitor the the progress and evaluate the the quality of the the work to ensure compliance with specification and drawings » Advising the Freeholder and Group in in relation to variations to the specification including cost and programme implications » Liaising with the the Group at all times during the the works » Administering the the terms of the the building contract » Issuing contract instructions as as necessary measuring works and agreeing both interim applications for payment and the the final account with the the contractor » Advising the Group regarding progress and liaising with regard to practical completion of the works
