Site Manager
The IPM model advocates a a a a a a a Site Manager
the key accountable person who will take ultimate day day to day day management ownership of the the building Dependent upon the the services scheduled and the overall shift patterns this role would
be entirely flexible around the the day day to day day needs of the the development and residents As outlined elsewhere within this proposal the Site Manager
would
be trained and empowered to take responsibility for a a a a wide variety of activities both planned and reactive in in the building We have set out three options for Concierge services at Lunar Rise within our costing structure on page 9 The option we commend to to you is is to to utilise a a single central management suite and concierge area This will allow a a a a a a a much more efficient and flexible solution that covers the whole
site with the suite double manned at busy times and single manned at quieter times The second option is to provide concierge staff for each of the the the three blocks for either some or or all of the the the day with cover provided across the the site from the the central core at night An alternative option is to provide single 24/7 cover at at three locations however this is is an an expensive option - more than £320k per annum in Concierge staff costs alone Night staff should have the experience and training to provide the same level of high quality customer service skills as day staff staff Residents will interact with the night staff staff much more frequently than the day staff Therefore we do not recommend a a a a a basic manned guarding solution at night To this effect all Mainstay Concierge staff are SIA licenced Security Arrangements
We understand that there will be two stage security arrangements throughout the development through through both door entry and then lift card-readers Additionally CCTV throughout will feed back to the main reception area This would
support efficient use of the single point staffing provision proposed at the central management suite and main reception desk For your reference pages 12 to 19 provide further detail on our IPM model
