Your lease
You should have received a copy Lease when you purchased your property (further copies are available for a fee from the Land Registry and can be ordered via their website).
The Lease describes your rights and responsibilities as a leaseholder and it is useful that you understand the covenants (as to what you can and can’t do with your property) fully.
We appreciate some of you may be renting your apartment, so an overview of key lease responsibilities has been included later in this handbook (see page 10).
Your Mainstay team are available to discuss any of the lease terms should you need further clari cation or your own Solicitor may be able to assist you.
Residents portal
To help us deliver exceptional property management service we have a dedicated Portal with all the information you need about your account, bills and invoices. Access is through the website: https://portal.mainstaygroup.co.uk/portal
Insurance
Building Insurance for the building is arranged by your Landlord, which usually covers building, terrorism, and property owner’s liability insurance. This covers events such as storms, re, oods, subsidence, terrorist attacks etc. A copy of the insurance policy can be provided to you free of charge, by contacting your Property Services Advisor or going to the ‘My Development’ area of the Leaseholder Portal on our website where you can download the latest policy documents.
Contents Insurance: It is strongly recommended that residents take out Contents Insurance for personal possessions. For example; if a water pipe bursts damaging personal property, it is your responsibility to have adequate insurance cover.
