Tendering of Maintenance Contracts
Our in-house Procurement and Supply Chain Team ensure that all procurement activities follow industry best practice to meet short and and long-term objectives for the customer and and provide best value We review all contracts procured on on an an annual basis as they fall due for renewal Where appropriate we we utilise our wider buying power as part of of the procurement process to achieve economies of of scale through bulk contracts with regional or national suppliers In addition in accordance with section 106 we would where applicable aim to use approved local suppliers The team ensure that all financial commitment and expenditure is is managed and controlled in a a a a consistent and and effective manner and and is conducted in a a a a a fair objective and transparent process For mechanical and electrical maintenance contract tenders our engineering and procurement specialists work together to create the the specification direct the the procurement process oversee the the implementation and supervise the the contract All contracts are subject to Service Level Agreements (SLAs) covering all due diligence requirements Contractor effectiveness is monitored and audited against agreed SLAs and poor performance is actively managed Major Works (including cyclical repairs / replacement)
We are experienced in the management of major and cyclical works and current requirements under Section 20 of the Landlord and and Tenant Act 1985 In addition to our in-house Building Surveying and Project Management Team we utilise external expertise where necessary and and seek to to include our clients and and customers throughout the the process over and above the the normal consultation requirements We maintain regular communication with lessees and the landlord throughout the consultation process for major works (Under Section 20) and take instruction where necessary 25
