MANAGEMENT VISION

SITE SECURITY DESIGN
We understand from the tender pack and and our experience in working with the Berkeley Group that King’s Road Park will be Secured-by-Design and outline key observations which will require management delivery ONSITE ESTATE TEAM
As part of the delivery vision for St William and FirstPort the development will have a a a a dedicated onsite Estate Management team which will include a a a a 24/7 concierge area based in Block A3 The Estate Management suite and staffed postal management will move to Block D2 as as part of Phase 2
delivery We note plans for concierge facilities within Block A3 and would request plans of Block D2 facilities when these are available We wish to understand the vision for two locations and how this impacts on on customers’ experience and service specification We have provided our staffing strategy within the Roles to be Recruited section which looks at the longer term strategy of delivery In addition to site management front of house and operative roles we consider King’s Road Park would require a a a a Facilities Manager to deliver onsite services as as well as as Mechanical & Electrical (M&E) tendering and contract management This is is especially important considering the extensive M&E assets across the development We propose this as a a a full time dedicated role with site operatives and third-party contractors reporting directly to to this person The Facilities Manager would be responsible for actioning contract reviews ensuring SLAs are met routine servicing service standards and and ad-hoc repairs that ensure guarantees and warranties are met Facilities management can be outsourced and is often cheaper for the main contract as opposed to paying a a a a a a a a salary Although the the impact of this on the the Estate Management team if managing the the the M&E is part of of the the the scope of of their work will need to be considered Costs can escalate outside of the contract where Facilities Management firms outsource services to other parties This can also impact SLAs and risk as as well as as creating further charges by way of arrangement fees for such co-ordination It is our experience that it can increase the time needed to repair and resolve issues This has a a direct effect on customers’ experience in in resolving faults such as heating In short outsourcing Facilities Management can create an an an additional layer of administration and authorisation that results in in delays This is is is in in contrast to a a a a a a a a Facilities Manager on the Estate Management team who deals directly with service providers We have also considered a a a a a a a Hospitality/Engagement Manager role as part of the the longer term strategy to deliver upon the the extensive residents facilities while noting your intention to deliver a a a cost to serve bar and ensuring community engagement programmes are met We would welcome discussion regarding the Estate Management team’s area of work and facilities such as key safes parcel store management software solutions and electronic dry cleaning lockers
