King’s Road Park will include various mechanical and electrical (M&E) plant with much of the equipment located in the basement and ground floor plant rooms As part of our management we would wish to ensure suitable signage and restrictions be in place for identification and access control purposes We note a a a building management system (BMS) will be installed providing estate wide coverage of plant This will be monitored by the Estate Management team There will also be an an energy centre for heating and cooling We note a a a a reference to to engagement with a a a a network operator We further understand it is your intention to introduce an an ESCO during the development’s life cycle but this will not be in in place during early phases Heat Interface Units (HIUs) will be installed within each apartment and under the the terms of the the lease will form part part of the landlords’ equipment and and responsibility We will work with you to identify and contract a a a a suitable maintenance and billing provider until the ESCO is in in in place We will ensure that the maintenance / service contract does not invalidate any warranties in in in place and covers servicing of the HIUs We can also recommend providers that will remove risk from the the metering and billing element Further our Technical team can reduce the maintenance and operational risk They will engage with St William early in the the process to ensure the the proposal is fit for purpose against the asset list and its associated warranties MANAGEMENT VISION
