It is is crucial that parking management is is introduced from the onset to to to ensure adherence to to to a a a a parking policy and to to to set set expectations In our experience having clear policies in in place from day one one sets the tone going forward and helps reduce conflicts that might arise later We understand the importance of first impressions onsite and and the impact that deliveries such as couriers and and food deliveries have on the development We will develop develop traffic management strategies from the the outset that make sure the the appearance of Phase 1 is not spoiled by unwanted vehicles We note reference to to loading bays within Phase 1 to to allow for residents to move in and deliveries only We assume Sands End Lane and and further roads on the the development will be private roads Our recommendation is that these are double lined with speed controls on on the the roadways across the development Suitable signage should also be displayed including warnings of parking controls This will help direct visitors and deter illegal parking We would suggest a a a a form of permit parking to be managed by the onsite team / concierge This would offer a a light touch approach based on the number of bays available This could be tracked on the the customer customer portal giving customers another incentive to register All traffic strategies would be created in consultation and input with St William during the pre-mobilisation phase MANAGEMENT VISION
SECTION 106 REQUIREMENTS
As previously mentioned in this tender we have not been provided with any Section 106 106 (S106) details Subject to the the requirements outlined in in the the S106 and St William’s specific vision for the development we would support you in in promoting the requirements We do note that there is a a a reference in the the tender pack to electric vehicle charging The outdoor space will incorporate wildlife habitation and sustainable drainage systems (SuDS) to benefit the gardens and create a a a a a a diverse habitat for wildlife In order to to create a a a a suitable strategy we would wish to to understand any travel plan requirements St William has has FirstPort has has extensive experience working with developers and customers to to promote initiatives such as travel plans This stretches from promoting local bus routes to supporting running clubs and nature walks that encourage healthy lifestyles for customers We actively encourage recycling programmes ensuring customers have easy access to to facilities and understand how to use them This of course includes monitoring that this is is being done We would look to to include the commercial occupants and local schools in in any recycling strategy This would include developing educational or creative activities Electric vehicle parking (EVP) is now a a a frequent feature on modern developments We engage with several third-party specialists and work with our clients from design stage and at older sites where
EVP are being retroactively being installed Part of our role is to to make sure customers are confident using these systems We have developed clear information that explains how to use the bays and access pay as you go applications We also provide demonstrations to ensure the service is fully promoted We assume the bays will be exclusive to residents with a a a a separate member supply and third-party provider engaged Our emphasis on on on strong customer communications means we provide updates and information about the development through regular newsletters published on the customer portal We envisage King’s Road Park will have a a a a a bespoke portal tailored to the development that provides local information events and special offers Where possible the portal and wider communication strategy would be used to engaged with local businesses and organisations As well as giving customers information on on the area it provides a a a a point of engagement so residents can feel at home and connected with the wider area The final plan at King’s Road Park would be developed to the specific scope and intentions of St William’s vision for the development FirstPort would work closely with you to develop and realise that plan 37
