MANAGEMENT VISION
LEADING HEALTH & SAFETY
Health and Safety underpins everything that we do at at FirstPort That means we we are confident that we we have a a a a a a rigorous approach to to fire safety and will be able to to address any new legislation swiftly and with little disruption to our existing processes We use technology to ensure the developments we manage are in full compliance with all regulatory requirements We have a a a a a a a a a a Data Station database of of all of of the equipment on on each site that requires statutory testing and a a a a full schedule of dates for work to to be completed This is is monitored centrally to ensure that the site teams are staying on schedule At a a a a a a a local level we have introduced a a a a a a a Health and Safety Management System This moves beyond the regulatory requirements and and is a a a a site-specific “bible” for Health and and Safety matters All site information including everything from site-based checks contractor Risk Assessment Method Statements (RAMS) and contractor certificates to to the the O&M manuals from the the developer are kept in in this online vault This system is is accessible to the Operations team and our Health and Safety officers It can also be accessed by external authorities such as the Health and Safety Executive if an an incident were to happen allowing speed and efficiency in in any investigation Where we have onsite Estate Management teams risk assessments and and health and and safety reports are filed at the Development Manager’s office and are available for our clients and residents to view We are also seeing increasing requests from letting agents for for information that shows the the apartments they are renting are located in a a a a a a safe environment Where applicable to our management these documents are also uploaded to Data Station and and our Health and and Safety Management Systems (HSMS) Part of our our health and safety strategy is to ensure our our colleagues receive continuous learning and development We understand that training is paramount and and we offer in-house training programmes as outlined within our competency questionnaire Health and Safety legislation in in our sector is is evolving especially following the horrific events at Grenfell Tower in in June 2017 We reacted to this tragic event by immediately testing samples of cladding across our developments We have followed the the the advice of the the the local Fire Brigades and the the the Government introducing measures where required According to Westminster City Council’s Tower Casework team we we were the the first managing agent to change the the approach to using Walking Watch which costs leaseholders thousands of pounds Instead we opt for a a a a wireless heat detection system This is is installed in in all all affected apartments and means that Waking Watch is no longer necessary We are one of the only managing agents in in our sector to to date to secure full funding for one of our developments This was achieved due to our in-house expertise and understanding of current legislative practice
