We will prepare and and agree a a a a a a a a a detailed action plan and and timescales for the the first year and would recommend the the plan be shared with all stakeholders The action plan would form the basis for for future updates and and meetings and and would develop as an an an evolving working document It would include (but not exclusively) timelines for the following:
The commission of an an updated Planned Preventative Maintenance programme (with the agreement of Directors) A regular and and reviewed cleaning grounds maintenance and and inspection regime To agree any alterations to service
charge budgets and create revised budgets as required To agree a a a a a management contract To agree and and structure reporting and and communication
routines and plans To issue introductory letters which include details of specific contacts web portal access details surgeries
and meetings with the Site Manager for residents To agree and publish service
level charges with time plans and agreed measures To ensure all contractor and and Health and and Safety requirements are in place at handover and and a a a a a a a smooth transition to management To provide detailed reports on on cash position arrears activity and management exceptions periodically as agreed with the the client and in accordance with the the lease terms We would look to to retain those contractors and service
providers approved of by the Directors to to ensure a a a a seamless handover Handover Plan and and Process
We are experienced in in handover planning and and have a a a a a a series of mobilisation protocols and processes developed to to ensure operational management is seamless and maintains a a a a a a a a a positive approach with outgoing agents Mainstay has an experienced dedicated Mobilisation Team who will deal with all aspects of the handover and and mobilisation activity The team take responsibility for client and scheme integration and will work closely with all stakeholders liaising closely with the current management agent and freeholder in preparation for handover into management Plans for the First Year Appointment
